Lodger Advice

Hi, I have had three lodgers for just over a month now, after purchasing a property as a first time buyer, hence very new to this. The two lads are great, couldn't ask for better lodgers. I am having a few issues with a female lodger unfortunately. She turned up to a viewing with her suitcase, which I didn't expect, wishing to move in immediately, I had already rented two rooms so was prepared to be flexible regarding tenancy length, she wanted somewhere for a month while looking for a job, being new to the UK. Within days of moving in she was inviting different guys around and within a week was in a relationship with someone who has since been staying over every weekend, on Friday and Saturday nights, leaving late on Sunday. She had just asked me if he could stay one night initially, which I agreed to, but it ended up being more. She has started being less respectful of the property, leaving washing up in the sink and I found a deep cut in my wooden worktop after she had been in the kitchen, with a red stain in it, couldn't prove it was her but was very likely as she had been cutting beetroot. I had to sand and re-oil the worktop late one night. Her rent was due yesterday, it hasn't been paid, its a monthly rolling lodger contract. She has her boyfriend with her so will approach the subject about rent tomorrow. She still has no job after a month and hasn't been doing that much to find one. Would appreciate advice about the best course of action in this situation, thanks.

She is a lodger.  Easy to get rid off.
Serve notice to quit but read your agreement there may be notice periods longer than 28 days or other criteria in relation to the outstanding rent (amount, duration of underpayment).

Search lodgers on .gov and see what rights, or lack of she has.  Time to be rid of her.
