Hi, i have a tenant who has recently brought trouble to her door(well in fact my door). The outcome is the window in the front door has been shattered. The door is Upvc so you have to replace the panel rather than the window. Top and bottom of it, there's £250 worth of damage and i'm not sure if its down to me to foot the bill or is my tenant liable? In the tenancy agreement it states its the tenants responsibility to keep glass in all windows but my tenant is disputing this! Thanks in advance for any help and advice anyone can offer.

I would be interested in how the Tenant is disputing this? Have you enquired what planet they live on? I am, of course, assuming you had no part - at all - to play in the breakage of said window... and you are just the Landlord (who was not present or anything like that).

This is obviously not fair wear-and-tear, so I would be erring on the line of getting it fixed now, saving the receipt and deducting it from the Tenant's deposit - all the while being transparent that this is what you will do. It is difficult to see a defence for the Tenant, unless there is more to the story.

If the situation is as you've presented, you would hope that any honourable Tenant would have paid for this to be fixed already. I would.
