Hi am a landlord with a letting agent..Tenant has lefted I have disputed the deposit to get some of the money for damage ect..
I now been told by my agent that the people who decide said I will only get 130 in compension and if I agreed..i said yes after the agent said its the most I will get from deposit.
My question is..
The tenant painted the rooms and hallway without my permission in a different colour....then when left...painted rooms back but not hallway..the paint job was terrible you could still see the colour and paint was all over the switches...the hallway they didn't bother to paint and was lefted horrible dark blue..I was told by agent that the people who decide said the tenant did paint but it wasnt up to my standard so wasn't really an issue..also silver light switches ect was gone and also curtain pole..half of light blubs gone...

I feel really cheated...as 130 will just about cover returnin the hallway to some decent state...or the agent cant be bother doing much about it..
Am thinking with next tenant in contract to put some added bits in..
1.If painting without permission then landlord can get trade person to correct job and bill them for it.
2.Any thing that goes missing or broke and not forwarded to landlord at end of stay to  be billed for like for like....out of deposit
3.Lights blubs be replaced if all working at start of stay

But I now thinking even that will be a waste of time as this 130 I been given was after the terms in contract to say tenant has to have permission to paint..

Anyone else had problems like this and get anything from deposit..as I think its more on the tenants side..as the cost to fix the house the way it was it well more then the 130..

Dear friend.

You have made mistake and you did not hire a proper and well reputed letting agent otherwise he would have taken more amount for deposit and he would have arranged nice people.any way now you should learn lesson and you should arrange somebody for painting work.
