Tenant rent obligation when cancelling contract

I'm trying to find out if anyone out there can advise me on the time period a tenant is obligated to pay up to, if they have opted out of a 12 month agreement after 2 months. I've spoken to my local estate agent and he says its (2 months notice and 6 months rent) ? Then again, I've been told its 6 months from the start of the tenancy, so not clear in what the law states. So for instance

12 month term

Tenancy started  - Feb 14

Tenant cancelled - April 14 (left property)

Gave Notice - May 14

Rent paid from Feb until July (6 months)

If i am short on the rent, the i do have the dps (deposit) claim to pursue, but not sure if i am entitled

any advise appreciated

They are liable for the whole 12 months unless you allow them to break the contract and don't re-let the property.
