Is serving DPS "Prescribed Information" valid by email?

I hardly seem to get any tenant changes these days, but i've had one recently so I need to 'protect' their deposit and serve the Prescribed Information (PI).

Last time I served the PI to a new tenant I did it by snail mail and wondered if it still had to be that way. So now the question pops up again I thought I'd ask here. Should push come to shove, will the court accept service by email these days or is it still better to send it by Royal Mail and get proof of posting?

This must have been asked many times but searching reveals nothing. Perhaps I'm terrible at searching!

Many thanks...

You not only have to give the Prescribed Information to the tenant, you have to give them the opportunity to sign it.
I don't think email does that, so I print and post it.

There are some online services who allow tenants to electronically sign an online version of the PI, which I'd guess means that they're pretty sure that's OK.
But that's not email.

Interesting that you've put protect in quotes?

Thanks for your reply. Having been reading the interminable waffle about it again I've come to the same conclusion as you and will trudge up to the Post Office and get a receipt of posting.

I put 'protect' in quotes because I've always thought the main purpose of the scheme is to flush out landlords not declaring the rental income to HMRC. HMRC have full access to all DPS data or so I understand, and quite right too.

Don't delay, there's talk of a 20 days postal strike.though not sure if that means consecutive days. The scheme was also meant to stop unscrupulous landlords refusing to hand back deposits without any justification.
