My tenant used a break clause on the tenancy to say he was leaving which is totally fine with me. I've said to him verbally he needs to give her 2 months notice as agreed  in mutual clause and he is totally fine.

I just need to ensure how i end this tenancy correctly - if need to serve notice correctly etc ?

I read  about section 21 /8 / form 6 etc and am i confused,

Or should i just email them to say thats fine we accept that you are leaving and to handover keys on agreed date.

If they serve a break notice in accordance with a valid break clause, then the tenancy will end on the date the break notice expire. He wouldn't legally be able to withdraw such a break notice once served.

Do i still need to serve him a section 21 ?

I am bit confused what if they dont leave on the last day of their break clause ?
