Hello, can you tell me where I can download a free AST form, without signing up for a paid membership.

There is no standard AST for all tenancies, as each one could be slightly different and tailored to the individual you are letting too. For example, furnished or unfurnished or pets and no pets.

Review some samples and then create your own.

Your own AST agreement is just as valid as any you might get off the shelf - free or not. Possibly start with Her Majesty's Goverment's own model agreement and then tailor it?

The best part of doing your own is that you know what is in it. I bet there are a lot of Landlords out there - like a lot of Tenants - who just sign their name to things they've never actually read and certainly don't fully understand the contents of. This is a recipe for disaster.
