VAT on Rent

Hello

I have looked on the Government sites and can only find reference to commercial rent being exempt from VAT with a qualifying exception election.

What I want to know is if I set up a limited company to buy the property, and register it for VAT, will the rent be 0% and therefore I can claim back Vat on expenses, or will it be exempt, and therefore I can't claim the related VAT on expences back?

I wonder if any of you have had experience of this? I understand that if I were a management company I would charge VAT on services, but not on the Rent.... mmm :D

Doesn't vattable turnover have to be at X level for you to be VAT registered?  Can't see how you'd get to that level if your not charging VAT on the money coming in I.e rent

Well no, not really, if your turnover exceeds £79k ish, then you MUST register, but you CAN register if it is less. Again only if your turnover is NOT exempt, it's whether rent is exempt that I was pondering on. I might have to call them.......

Surely it is exempt?  You don't see agents advertising a plus vat price.

As I said I can not find definitive statement as to whether 0% or exempt.
