I am at a loss as to why Notting Hill Genisis are reluctant to give me the vacant possetion of my property after the lease expired September 2018 and repeated requests to hand back the property. Despite servining section21 on 27th July 2020, 30th October 2020, 14th July 22 and having a possetion order from the court on 13th September 2023.
They do not seem to be in any rush to send in the ballifs and I am infomed that I can not apply for the ballif's warrant by myself.
Any advice will be apriciated.

What you can do is pretty much controlled by your contract with them.

I'd consider threaten to put the rent up - this is a commercial agreement, so the standard residential rules don't apply.

What you don't want the company to do is to walk away from the arrangement leaving you with an unwanted tenant.
