Selling a property, when can I start viewings

Hi,
I'm giving  4 months notice to my tenants and marketing my property as both vacant possession and with existing tenants. When would I be allowed to arrange viewings?

I agree, your tenant is the only one who can allow the viewings. It is worth noting that a tenant is allowed to say no and that no one wants strangers walking around their home every other day. I have seen many tenants allow viewings and then suddenly change their mind as it was a consistent stream of people every few days. My best suggestion would be an open house, 1 day where a few people arrive to view the house. This will cause minimal disruption and inconvenience

Thank u for  your replies. That makes good sense to me. I thought I'd heard somewhere that in pre Covid times that when u give 2 months notice. You could reasonably expect to have viewings during the 2nd month. Now it's 4 months I'm wasn't sure.
I intend to use a viewing agent, and would try to streamline the viewings to 1 day a week. So I'll speak to the tenants.
