2 months notice before serving section 21

Hello everyone,I want to sell my house,it is being managed by a letting agent,do I ask the agent to give the tenant a regular two months notice,or does it have to be a section 21 when initially giving notice,thank you!

As a landlord you can only serve notice under section 21 or section 8.
It's usually much more productive to talk to your tenant and explain what you're planning to do, giving them some flexibility, rather than starting with formal notice, which can be a shock to a tenant.
And two months is, usually, nowhere near long enough for someone to come to terms with having to move, find somewhere else to live, find a deposit etc, pass through the pre-tenancy checks and then move.

And your notice doesn't really have a lot of effect, so working together is a sensible approach.

You have to be prepared for the tenant to be uncooperative.Even if they have been fine before,no one likes having to move home when they are forced to.Whatever you do,don't even begin to market the place until the tenant moves out.The 2 months notice should not be counted on when making your plans.
