Hi,

I currently use a management company to manage 2 properties. I am going solo to have ago myself. They said I need to serve a section 47 and 48. Is this correct / useful to me? If so where is the best place to get these (free ideally). Are there any other actions that I need to take in relation to the tenancy agreement.

I guess is no one knows then this maybe similar to a question such as how do you go about making changes to a tenancy agreement, mid tenancy? In particular names and addresses changing of a landlord? Thanks.

What I've done is change the address on the tenancy agreement and getting myself and the tenant to sign the change.

But that is not legally correct, you need to serve the notice of change as per the links I provided.

I read that changes can be made to the AST and then signed to make them valid. This was on a solicitors sight. I thought it would cover it.
Further reading looks like Section 47 (which apparently is about demands for rent) will be covered as long as the Landlord's address to appear on rent demands. If I need to demand for unpaid rent.
I need to serve a separate section 48 (which is about serving notices) letter containing the new Landlord address to cover that one.
There appears to be a free Section 48 letter under the NLA site.
