Hey guys,
Actually I'm a student and I rented a property and paid 12month upfront payment because agents told me we do not give property to a student unless they pay 12months upfront, Secondly there were hidden bills too that I was not aware of.
Now the issue is my contract is ending on august 10th but I'm leaving the country permanently on 20th may. I asked them if it's possible to end the contract if the landlord agrees to end it, agents refused it and said you can't end your contract neither do they contacted landlord and nor they gave me details about landlord. So I'm asking if it's possible to end the contract before the actual ending date if both parties agrees?
Can a tenant and a landlord setup a deal ?
Will I get my rest of the money back that I have paid already?

It is possible to end a tenancy early if the landlord and tenant agree between them. The agent has to give you the landlord's contact details if you request them in writing.

However, I think you have to be realistic. Student tenancies are usually 12 months and there's no incentive for the landlord to agree to end this tenancy early. What's in it for the landlord?
They won't be able to find someone to replace you.

They obviously can't stop you leaving early, but you've committed to rent the property for 12 months  and are liable to pay for the 12 months.
I can't be sure, but no I don't think you're likely to get our money back.

Yes, you can leave early if the landlord agrees. In fact, he can't stop you really can he?  Why do you think he should refund the remainder of the rent, you are the one who has broken the agreement and he has a right to keep it. Surely you don' t expect him to lose money?

I don't expect it but there are utility bills and atleast he can give half  can't he ? Isn't there any other way? I am not breaking it without informing my situation to them. I have explained everything but my agents are not providing me details of the landlord and there was no information about landlord on land registry too all it says about is only building. Its like I'm totally trap and law and other things can not help me even if I am in emergency situation wow?
and also he does not wish to give back all the money so atleast he can talk and we can agree on a specific amount ?

I know you're a student but this is a grown up scenario.

You took a 12 month contract and paid for it upfront, that was your choice.

You're now choosing to not stay, it has little to do with the landlord.

You don't need laws to help your situation.

heavykarma

What are you complaining about? This is why the landlord insisted on having 12 months paid in advance, he has maybe had other students who seem to think they don't have to pay the money they owe. Of course you have had utility bills, we all have them, why do you think you should be any different? You are making a drama, and you are the one who has broken the contract, not the landlord. Grow up.

abhaythakur

Heavykarma- buddy if I'm not living why should I pay? And secondly landlord didn't even contacted me. Agents never shared his details or anything even when I asked. And what If I'm breaking contract there can be emergency for me too? About growing up
I don't know about this and nobody told me
Even in my country there is always a way to contact your landlord and if there's any contract breaking emergency they talk to us and settle the situation No agents required
And about growing up put yourself in my situation and think about it 👍🏻

You agreed to 12 months and paid for 12 months. No one cares, not even the landlord if you loved there for 1 week and then left, that's your choice.

There's no provision for an emergency contract break clause.

What student is the landlord going to rent to from May to August?

You were obviously planning on staying until August but now aren't. Why is that anyone else's issue than yours?

You make a comment about "hidden bills". Unless the agreement signed is explicit about the bills being included in the rental amount, then the assumption, the default position, would be that bills are the liability of the Tenant.

Now, in my agreements, I go to pains to make sure the opposite is explicit too - that all bills are the responsibility of the Tenant, but I suppose some agreements could be silent on this matter - that doesn't really mean they are "hidden" though. I think it's your expectations (being a student) that are wrong in this matter - and it comes across more as you are the one who made assumptions.

Have you heard the saying " When in Rome do as the Romans do " ? The laws in your country are not relevant. If I came to your country would you expect the law to follow the British rules to fit round me? Of course not, nor would I expect it or complain.

You do not say what this "emergency" is, but it cannot be very urgent if you are still here until May.
