Has anyone used these and are they fit for purpose?

In fact any advice on obtaining standard forms for landlords would be much appreciated.

I have just been through all this as I have just started managing my property myself. Which included writing my own AST.
There are loads on the net you can download for free. Take a load, read them and make your own.
Its easy enough and there are lots of people on here willing to help with that. I had some advice from a really nice chap on here with regards to it all.

I have the same question as DavidB, above, as I have also seen this AST agreement form and wondered if it was any good?  I don't want to spend time putting one together and have also been recommended getting one from 'tenancyagreementservice.co.uk' (£12).

As long as it has everything you want (covers all your/your tenants requirements), is this one acceptable?

Ha ha - I know - it's only £5.  But the costs are all starting to mount up so the difference between £12 and £5 is suddenly becoming more important.  A month ago I'd have never have said what I just said!  :-\

I can't comment on the forms available for download from this website, but it's the standard aspect that I try to avoid. I spent the time creating my own AST for my first property because I wanted to understand the AST, feel familiar with it. I think so many people get into sticky situations these days by signing things they have not read... I think even stickier situations can be gotten into by using an off-the-shelf legal document to base the handing over a really valuable asset on.

When someone says "I don't want to spend time putting one together..." I start to think whether this Landlord would want to spend time in arranging the GSC... or protecting the deposit correctly... or letting HMRC know about their rental income. This is not an insult, but it baffles me how people entrust a multi-thousand Pound asset to strangers based on what's written in a document they're not intimately familiar with, or have paid £5 for. For me, this is where it all starts... get this right and it could make other things easier further down the road.

As I let out more and more properties, I update my AST for each property... there's no point mentioning that cars should be parked in the driveway for my apartment I let out. Likewise, no point in talking about the garden. Same for GSC - as it's all electric... you get the idea. The AST is your key document of understanding between you and your Tenants... why you would consider doing it half-assed bemuses me. I'm not saying you need each one drafted by a Solicitor, not at all, just that it should not be so generic as to be sometimes meaningless / confusing... and something created for the masses must fall into this category.

I've bought that one and am tailoring it my/my tenant's requirements.

It's just good to have some sort of 'template' to work with, when you have zero prior experience in this field.

Oh, yes, impossible (really) to just create one from scratch with no input... but applaud you for not just taking one you've downloaded and getting it signed.
