Hi, please see if anyone can help me on this matter?

I only rent my property (1bed apartment) for one month (we signed a one month only holiday letting), the tenant said they want to stay another month but they did not pay the 2nd month rent, I tried to contact them by text messages, phone calls, emails, no response whatsoever, the last time i called his mobile phone he switched it off.

After 10 days of the 2nd month, I was very worried so went to the property to have a look, they do not live there but left their things behind, including TV, laptop, clothes and their son's toys. I send him email saying if you do not pay 2nd month rent I will have to serve you an eviction notice - which I did. but still no response.

This is really strange, if they do not live there they should've taken their personal belongings? It's also on the contract that this property address cannot be used as bank statement or bills purposes, but i saw his bank statements lying on the floor - he changed his bank statement address to my apartment. is that breaching the contract?

I was going to change my lock, but after some reading it seems i cannot ? I mean, i don't know what to do? call the police?

Please please! if anyone could help me i'd be really appreciated!

HI,

As a concerned person you could report them missing to the police.
From Landlord view point I believe you would need to serve Section 21, and go get official possession of the property via the courts, lengthy and costly. They could be in hospital, prison etc, and will still have rights in either case.

As always I would suggest you seek full legal advice. As I am no expert and only learned this stuff from bitter personal experience!
