Would you pay for this new service?

Your tenant(s) pay late.

A few days, sometimes even more than a week or two.

They say they simply forget, they´re too busy - as if you weren´t! It irritates you to have to chase them - you have better things to do.

How would you like to have an automatic SMS (text) and Email reminder sent to your tenants as a reminder every month right before rent is due?

You set it at the start of the lease in 30 seconds, and then forget about it.

I know I would have appreciated that as a tenant in the past.

Would it be of value to you as a landlord to have this frustration alleviated?

How much would it be worth to you per month?

I´m interested in your thoughts. If enough interest I may build a solution to this.

I think it s largely unnecessary.

At the start of a tenancy provide the tenants your bank details and they set up a standing order.

Each month the rent leaves their account and goes to yours.

Any payments that are not made is because - 1.  The tenant has insufficient funds in the account.  2.  The tenant has cancelled the standing order.  (may or may not have intention to pay rent again).  Sending texts to these two tenants will not ensure you get paid your rent on time.

If i was a tenant who paid rent like clockwork by standing order without any problems, I'd get peeved getting a txt each month before the rent is due.

Thanks a lot for you insights.

This would indeed be for those tenancies without standing order. I believe this is still prevalent in many cases (eg. short tenancies, rent is paid by one of the flatmates in the name of the rest but he/she wants to get make sure he/she is paid by her flatmates before sending the monthly payment to the landlord so prefers not to put a standing order...)

Tenants would definitely have option to opt out of the service if they find it unnecessary (eg. the rare clockwork/nostandingorder tenant).

I´m not trying to deny what you just said, on the contrary, just poking a bit deeper to see if it would be valuable for certain landlords.

I agree with previous comment.  Those tenants who pay would be irritated and those who don't would ignore it!  It may benefit the Landlord themselves to check if it had been paid?

 :o I hate having a mobile phone, texts really get on my nerves so i would end up getting rid of my phone or block the texts it isn't up to the landlord to send reminders anyway rent is one of the big bills the tenant should have at least half the brain to remember when it comes out or buy a calander  ;D

Bet they remember when a luxury comes out of there account like the internet, mobile phone contract comes out tho so they should remember the rent

I would not value the service if it appeared to be sent on my behalf.

If the rent was collected on my bahalf automatically then it could be useful, e.g. Bloggins Rent Collection Service sents a SMS a few days before the Standing Order / DDM saying someting like, "Just a reminder your rent payment of £x will be taken from yor account in three days time".

But then I would not expect to pay for this seperately, it would be one of the tools the rent collection service used to ensure they got paid.

So maybe you could take your idea to Lettings Agencies and rent collection agencies like Paragon to see if you could sell it to them.
