Rent payment date - HMO

Hello all,

Looking for what others do when it come to rent payment dates.  I have an HMO and my tenants pay on different dates depending on when they started their tenancy.  This is becoming a bit annoying for admin purposes in keeping track of payments... It is easier to look at one date (i.e. first of the month) and check that everyone has paid their rent.

At the start of the tenancy can I specify that rent payment is due on the 1st of the month?

To help me understand - here is an example:
If I have a tenant that starts on the 15th Feb, he pays deposit and 1 months rent in advance... does his first month rent go from 15 Feb to the 14th of March plus additional (daily breakdown) days to the 1st of April?

Same problem exists for those of us who have numerous properties, you just deal with it... get your admin. system in order... it's possible. Easy even.

You could work out what a daily rate is.  When people move in between the payment date that you want, get them to pay the daily rate to take them to the date that you want them to pay their rent on and then only accept the full period rent from them from then on. 
How do you work things out if they move out in between the payment dates?  Same answer
