My tenent has totally neglected the property to such a degree that it is going to cost over £1000 to re- do( thats if I can resue any of the carpets othrwise it will be more like £2000) they say they have had to move into temp accomidation as it in such a mess they do not accept reponsability even for the dogs(2) mess and house rabbit!.I have given them notice to quit but they have moved out without any notice ,SO can I  reposess the property straight away and prevent them moving back in to do more damage as I would like to get on with the work and have other tenents who would love a house with a garden wnich will be nice when I get rid of the masses of dog muck!!!! HELP

YES CHANGE LOCKS QUICKLY AND TAKE PHOTOS OF MESS AND THE FACT THEY HAVE LEFT. TAKE PHOTOS WITH DATES ON IF YOU CAN TO SHOW THEY HAVE GONE AND REMOVED THEIR BELONGINGS. TAKE ALL THE METER READINGS AS WELL. THEN IF THEY TRY TO RETURN THEY ARE BREAKING IN SO RING THE POLICE. A POLICE OFFICER TOLD ME THIS!! WHO WAS ALSO A LANDLORD. AS LONG AS YOU HAVE EVIDENCE THAT THEY LEFT YOURE OK. ALSO RING COUNCIL TAX AS WELL AND TELL THEM THEYVE GONE.
