Tenant late with rent, refusing to contact me

Heres my problem.

My tenant is 3 weeks over due on his rent & is ignoring all communications from me.
I have tried several times, daily to call him - no answer or no returned call.
Text him every morning - no replies.
Sent him a letter instructing him to contact me ASAP to discuss the issue...yep no reply.
Sent him a msg on facebook when I found him, no reply.

On the 10th on July, he is 2 months behind and I can server him a Section 8, Grounds 8, 11 & 12.

I'm new to all this as I sacked a dodgy agency, wish I hadn't now.

Am I legally allowed to enter the property under the reasoning I a 'concerned with the health and safety' of my tenant as I have no had any communications from him?

Why you want to enter?  Just follow the section 8 through. 

You might receive a call from a concerned neighbour about the smell of gas though?

Please be careful of opening yourself up to an accusation of harassing your Tenant. Yep, daft I know - as you're owed money rightfully due, but just be careful.

Yes, you can serve a Section 8. However, depending on the timing of your AST and its fixed term, you might consider a Section 21, which is a no fault eviction and can't really be defended against, unlike a Section 8.

I haven't read up on a S21, will do that today.

I've sent him another letter, offering him the chance to move out my 9th July & I'll not chase him for rent owed otherwise I'll start the ball rolling with getting a court order.
