I am planning on re-letting a 4 bed family home and taking the opportunity to consider other choices with new tenants. The property is in a residential area of a small town, walking distance to schools, parks, supermarkets, town centre, entertainment, shops and other amenities as well as excellent access to roads and public transport to larger towns/cities beyond.
I can only think of making it a house share for professionals if not a family.
Would be grateful for any advice, opinions please.

The property, if let to 4 individuals would become a HMO which have their own set of rules and regulations.

Thank you, yes, there are lots of rules and regulations if I decide to go down that route.

Seems this 4 bed family home would be most suitable for a family... possibly two adults and 3 children, or something like that.
