I have just requested 2 credit checks through Discount landlord, I found them vis this site. I have no idea what to expect until I get the report in terms of information I should get.

But who do you guys use to credit check prospective tenants?

I can see that there are no answers and I have the same question to ask. So I will try to open this topic again. When I started my business as a landlord I did not have much experience at that time. I had been picking my tenants just on my personal judgment. I believed that I had a good intuition and that interview with the applicants is enough to make the right decision. I was naive. You do not need to be genius to know that it was the stupidest idea. I had some pretty bad experience and since then I am careful as hell when it comes to choosing between the applicants. I usually run background and credit checks including evictions and suits, FICO score, bankruptcies, criminal records search and so on using this - http://www.e-renter.com/services. However, recently I had several bad experiences with tenants after a very long time. There were not many options left just eviction of those people for unpaid rent and damaging property. So I want to ask you if you have any other tips how to carefully pick the right applicant beside the checks. I just want to be careful - there are too many irresponsible people who want to use others out there.
