EPC Should I have done this?

I have just read a post that mentioned needing an EPC when renting out property??  If so - when did this come into force?  I wasn't aware of this.  I last had a change over of tenants in Jan this year.

Since about 6 or 7 years I believe. The penalty for not providing is really small, though, and I have no idea of how anyone would go about imposing that penalty. You are supposed to show prospective Tenants the EPC for the property when showing them around, so they can try to estimate how much the property will cost for them to run... an inexact science in itself.

Still, the coloured charts look very nice.

You should get one from a legal point of view but it also turns out to be very useful.  It tells you if you install solar panels, solar heating and a small wind turbine that you can save £36.98 per year on your energy, it omits to tell you how much all this costs to install though!  When they come to do the EPC put energy saving bulbs in each light and that move you up an energy performance grade, of course removing the bulbs 5 seconds after they leave will make no difference at all.

Also check online, as they are free to access, and if one has ever been done it stays valid for 10 years, even if you have changed lots of things.

Thanks for info; Hippogriff. Riptide & Boboff.  I think I will inquire with the estate agents who sold me the houses approx 4 years ago - to see if they still have the EPC's that were done at the time, as it seems they will still be valid.  Thanks again.

I do not need an EPC as the property is an HMO and I pay all the bills on it, but I believe if you rent the whole property and they pay the bills you have to provide an EPC.
