How long by law and after you have done all the letter sending and txtin phone calls
Going to where she said she was going to be moving too🙄
Do we really have to store her crap!!

It's a "reasonable time"... something like 30 says would be hard to consider unreasonable. 24 hours, 48 hours - probably easy to consider unreasonable. Yes, you do have to. Shocking, isn't it?

12 months no rent being payed/court fees and
And now we have to store her junk! Can't evpress

Have you seen to it that she has at least a CCJ to warn others? I am not at all sure that you have to store stuff indefinitely.Stuff handed into lost property from trains,hotels etc.does get sold or sent to charity shops eventually.I have been to auctions where such lots arise.

To be honest her belongings are from people who couldn't be arsed to
Dump themselves it's broken or torn so now we have to dump it! It's now our junk😡
It's really not charitable material but we will still be takin an invatory and photos
Just incase she tries to claim for more valuable items.we ain't trusting her
At all she is very sly and devious so an account of every furniture item and bag will
Be noted.as for ccj I do t know if the court has to be notified on that it was not mentioned

We just want the house back to sell and move on it's been a nightmare 1yr of s**t
And we will glad when it's over 2 more days and then obviously we will have to go down
The bailiffs route so more expenses before we can even get in!
She ain't going to take anything cos she knows she can store it there
For free and we can't enter with her crap in there so bailiffs needed then locks changed

I know it is a nightmare to get tenants like this,and the loss of money really hurts,but I promise you it will feel great when you have the locks changed,and know that you do not have to deal with her again.I think the bailiffs may be able to give you the real truth about having to store stuff,they deal with these situations all the time.On "Can't pay..." they tell people they have so many hours to get their belongings out.If you know where she lives,would it fit in a car/van,so you could dump it on her garden? Taking photos of course.I doubt if she  could take any action against you.Good Luck!

You always expected this, right? Fortitude. It's a sad part of the overall game. I can guarantee that in five years time you won't think about this much and, when you do recall it, it will be as a funny anecdote about the state of society today at some dinner party or around a few pints down the pub. At the moment it's the biggest thing on your plate and draining. Just be brave, strong and take deep breaths when you need to... follow the process... adhere to everything you're supposed to do... and once it's over, decide if this game is for you long-term.

Decide in the cold light of day.

It's now apparently bin to court and has another 3 weeks!
But our solicitors and us was not notified until after the hearing 🤨
Err is this how our justice works??
I'm broken absolutely broken how do we fight

Our justice works in such a way that Landlords can't just turf people out into the street.

No matter how much they may deserve it.

A process should be followed and if you circumvent that it's called Illegal Eviction and it's a criminal matter, so keep your nose clean.

You know all this.

Vent on here, yell and shout at home.Don't give this sad person the satisfaction of seeing you get fined or worse.I really feel for you,I have 2 properties let this week,and every time the phone rings I fear some new hell is about to unleash.Why can't they just pay the sodding rent and leave us alone?

Ok here's one that I need answering please.the 3 weeks ended up being 2 weeks
She has gone! Wayhay 😁😁 finally
The council helped her move she is in a homeless accommodation
Waiting for a house hmmm anyway my question is we have a key to property she has
Taken all bedroom stuff from hers and kids.we are left with 2 broken washing machines
A fridge and upteen backs of broken toys and broken furniture.
Can we now enter property and secure it?
We was granted possession order which she went back to court and applied for a varied
Order till 28/9/18
She moved out on the 27/9/18  she is no longer living there as I have said
She is now with the council we received paperwork from them and courts
Confirming she was out of our property on 28th so can we now go in and secure
Our house? Not happy knowing she still has a front door key

Yes,change the locks now.Give notice that her junk will be disposed of if she does not arrange collection within X days.Raise a glass,you have got rid of her.Above all,be sooo careful about the next tenant.I have just lost a lot of potential rent and paid out  council tax,having issued 21.I tell myself better to have had some void weeks than have tenants ruining my investment and driving me nuts.

If you have one property let out and no real ambitions to expand, then I think this is a sensible choice. Get it sold, take your winnings. Live a clear life, without this kind of hassle.

I had this a few months ago.  My solicitor said 10-14 days is more than fair but he said make sure I call,text and email every now and again to look like I tried.  Also he said leave a note on the door with your details and take a picture so I was well covered.  I found where the guy went and dumped some of it on his aunt's lawn which was quite funny

Success people she has now handed in the keys to the council
So surrended the property! We have changed the locks the house
Is now ours 👍it's taken a whole year of stress finance and upteen
Endless phone calls but it's gone!
My only advice I can give to any landlords out there is if you take on
A benefit person prepare to battle spend stupid money be passed
From endless council liers and be treated like you are the bad persons
And the villan please please please think very hard before youl leap🙈
I have put my story onto media it was filmed and I'm not at all regretful!
It's going to to get very hard for private landlords.is it worth it?

Right than us the landlord it's ridiculous I'm out never going there again.

I can't believe there is no definitive law about this. THE tenants from hell moved out in May, saying they would only leave if they were let back in to collect a bed and if I wouldn't let the estate agents in to get it they would keep a key to let themselves in. This after not paying rent for 6 months, trying to sue me for disrepair (there was nothing wrong it was all staged and lies) and when they finally went they damaged practically every piece of furniture.
I then get a letter from their solicitor - how dare I change the locks and I will be charged for the bed - after agreeing to let them in which I never did and I replied saying they did not give me 24 hr notice blah blah (they wouldn't even let gas engineer in to do safety cert with over 24 hr notice). so I suggested a date and time for the collection. Nothing. Bed is still there. I have spoken to argos who were collecting - tenants had not been in touch with them so they said I can do what I want with it. I suspect they never paid for it and it was being repossessed.
LOVE the idea of dumping it in their garden - can I do it can I do it??? pleeeaaaaseee!! Ah better to rant ;-)

Dumping it in the garden, I once had a similar problem and I was left with some old washing machines and a Police man told me I could be done for trespass if I dumped her clutter in her garden!                    Sadly we just can't win  :-\
