Egress window in downstairs room used as a bedroom

Hi can anyone help with this one please - I have been on t'internet for ages now searching various sites - including Shelter - Fire Service etc. to no joy.

So, 3 bed house - let out as 4 bedrooms - with the front downstairs lounge being used as a bedroom. This has a bay window with two small windows at the top that do open.  However, I thought that there had to be one egress window [suitable for escape in case of fire] or does this only apply for first floor bedrooms?

If anyone can shed any light on this I would be very grateful.

It depends what your fire risk assessment says!

I could leave it there and sound pedantic, but it's true. You need to undertake a fire risk assessment.

You can get them done for less than £100 from H&S trainspotter types.

I dont think you will find the  lack of a ground floor window for escape will be a sufficient risk to action mind.

Thank you for your response.  It's not my property by the way!  I don't think I would have had my windows refurbed and only had the top windows as openers!
One off my offspring is currently renting privately in second year of Uni and 'drew' the downstairs 'bedrom' - so as a landlord myself - it's interesting to see how this is all panning out from the tenant's perspective. Obviously I am concerned that this may be a fire hazard if the room is being used as a bedroom with no egress window. However, it is next to the front door so I presume that is the means of escape? All being done through an agent and property is in good condition with mains powered smoke alarms etc. [actually it's in better nick than the house I live in plus it has more bathrooms - which is not difficult when we've only got one and the property we rent out has two!  where did it all go wrong?].  Just thought I would check with you good people before I bother the agent again.......thank you. :D
