Rent arrears, no contract

Hi. I'm a live in landlord. My tenant hasn't paid this month's rent which was due 23rd January, paid a month in advance. There is no contract - in hindsight that was really foolish. I'm new to this and took him at face value. Also no deposit.

He says he is looking for a flat of his own and will 'probably' be moving out around Feb 20th but since he said this there has been no communication. What I've said to him is I need him to pay £650 immediately taking us to the 20th and to let me know when it would be possible to arrange viewings for a potential new tenant but have heard nothing back.

I feel a bit stuck. Does anyone know what my rights are without a contraction place.

This sounds more like a lodger. Does he share the same house,or is there a self-contained flat he lives in? If he's sharing part of the house and there is no agreement and rent arrears,you can just give him notice. In the circumstances I think I am right in saying you can decide what is a reasonable time.Should he refuse to go,change the locks when he is out,and arrange for his belonging to be  kept for collection.I would tell him that you will be starting viewings shortly.,at your convenience. On the face of it,he's got a cheek.Lesson learnt,you'll be more savvy now.Regarding arrears,if he has not paid up to date when leaving, it may be hard to show he owes you anything if you have no proof. You may have to let that go.
