Hi All
My tenant has requested a reference my problem is she is leaving her her husband and wants a reference to get another property the arrears is £2000 of which she has promised to pay half at the end of the month but that leaves the husband in the property unknowing that she is leaving.
Q do I give her a good reference hoping this will get me half the arrears ?
Q do I serve notice 8 or 21 to the husband as I am sure the arrears will go up.once she leaves?
Q Is there any templates available for Landlord to tenant ?

A I wouldn't give a reference until there were no arrears... that being £0, not £1,000... if I was to give a reference it would state - simply and factually - that there are arrears.
A You can, but if it's a joint tenancy and it's periodic, when one Tenant serves correct notice it ends the tenancy for all - the remaining Tenant must agree a new tenancy with you.
A Who knows? Template for what? There's load of templates, but your question doesn't seem to cover what you want.
