What do I do to evict somebody who isnt there? How do I serve notice on them if they are not in? The neighbours tell me the tenant has been given a 'short' work contract 250 miles away but she has not paid her rent to me during this time, so far three months. The house is still 'occupied' but empty. The only phone number I have seems to be dead and I have no other means of contact. She has been unreliable before but I cant cope this time as I am having mortgage payments bounced. I am thinking I should wait until she returns as I cant afford to evict her and suffer an unoccupancy. (is that a real word?)

Do the process correctly, find a service that will serve her a Section 8 (loss of rent), get it to the courts and have the person out of the property.

DO NOT attempt to organise this yourself, been there and done that - and when the judge says Mr x you have entered the wrong date details, start again! It cost you even more money in lost rent and frustration. For a few hundred pound it is better to get it right the first time, get the free living parasite out of your property once and for all!!!!!!!
