New to this so any advice welcome. Have a tenant been paying on time for past 16 months now suddenly stopped paying. Before issuing a section 8 should we be just sending a letter or something asking for payment of rent?

Are you being ignored through normal means? Haven't you emailed, texted, called them successfully? If not, I would certainly write a proper letter entitled Rent Arrears and request an update, no-one wants to go down the path of eviction, phase get in touch to discuss etc. etc.. You give us no clue how much you might be aware of, or what you've tried.
