Advice please- rents in arrears with full management of the estate agency

We are a first-time landlord and asked a local agency to market and rent out property with full management. Initially the estate agency told us a young couple would like to rent the house and said they have checked their employment references and credits, which were satisfactory.

When the agency sent us the Assured Short-term tenancy (12-month) signed by the agency and one of tenants, we found there are another guy in addition to the couple would share the property. All three people's names are in the tenancy agreement, but only the girl signed with her first name electronically (is this valid?).

These tenants second monthly rent has fallen in arrears for about almost two weeks. The agency said they have chased but we haven't received anything yet. We plan to send a formal letter for demanding the rent to these tenants but wonder if this should be sent out by the agency or by us. In the worst scenario we need to serve an eviction notice or even go to the court, shall we do by ourselves or through the estate agency. What's the role of the agency in this?

I'd be very grateful if anyone would offer some advice. Thank you!

When I had full management, situations like this were handled by the agents.You need to check your agreement though,as some will have a list of extra services that they charge for.As you are new to this I would not attempt to evict yourself.Is there a break-clause in the lease?
It would be much easier if you could have s21 served rather than using the rent arrears as grounds.With a bit of luck they will cough up,but I have to say that getting into arrears from the offset is never a good sign.

Many thanks for your advice! I just wonder why serving 21 Notice is easier for us in this case.

This is a "no blame" eviction (probably soon to be abolished) You do not have to state a reason,therefore it gives the tenant few if any opportunities to contest it.However,it does not guarantee they will move out when the time comes,but should simplify the process if you have to go to court  to gain possession.
