Dirty garden!

Hi Everyone,

New here, just looking for some advice regarding a property j have been renting out for the past two years and the tenants have just moved out. I've not encountered this situation before.

The tenants kept their large st. Bernard dog in the garden with its own kennel. Upon inspecting the property today, the garden is filled with dog poo (counted maybe 12 separate very large and soggy from the rain piles of dog stool) and there is also collections of fur wet entangled in the grass. Obviously this is quite a big clean up job and I want to charge the tenants for this.

I was just wondering if anyone had been in a similar situation? Can I charge for this and if so how much?

I would contact the tenant and request that they come round themselves and clean up this mess,otherwise you will deduct costs from the deposit.Unfortunately you cannot charge for a landlord's labour,only materials used.In this case it would be just a big bin bag.If someone else does the work and gives you a bill,you can claim in full.I am not sure what kind of company can provide this service,but if you ask around most people will know of a local shit tradesman.

It's hard to find a really committed one though. Most of them are just going through the motions.

I have tried and failed to counter that with another ordure-related pun!  Actually,this is one area where I  myself have considerable expertise,maybe a new venture beckons?

Thank you everyone for your advice. I ended up cleaning the garden myself due to not wanting it to get any worse with weather etc.

As the lawn is in such a bad state I am now thinking of installing artificial grass. This seems to becoming a more popular option for rental properties. I know the initial cost will be higher, but if tenants are failing to maintain the garden I feel long term it will be the better investment. Does anyone have any advice on which is best?
