Hi, my tenant handed NTQ within a SPT but failed to vacate on due date. I have refused to accept anymore rent from him.

My question is:

Can I start demanding double rent from T based on the ancient tenancy laws of the XVIth C? even though my TA does not have a clause to cover the applicability of such law?

Wow it's when you read that and can actually understand what it means, that you know you're a rental Geek!

LLP I dont know the answer to your question, but I would hope and suspect that the answer is no.

Does seem odd they gave notice and have not moved, personally I would speak to them, be as flexible as you can, and get some cash from the at least for the extra time. On the plus side they will still be liable for the council tax!

Thanks for your reply Boboff. I was hoping T would leave as he is very difficult to deal with and I do not want him there anylonger. I was trying to avoid court expenses by threatening to increase the rent using that old law I mentioned previously. I have heard of other LLs trying to apply that law in similar situations to mine. I need to find out if I can do it before I write to T.
