Lease specifies families only - is this common?

Hello. My wife and I are very close to buying a buy to let property, but we've noticed a clause in the lease stating that the flat can only be rented to 'families'. This seems to severely limit the the kind of renters we could attract. We were thinking more of two professionals - it's a two bedroom flat - or even a couple and their friend. Families also, of course, just not ONLY families.

Is it normal or fairly common to make this stipulation? Is it aimed at deterring students? Or could it be some mad religious thing?
