Our current tenant signed a short assured tenancy at the start of September and has contacted us today to say they are leaving in 3 weeks as they've been offered a council house. They paid a deposit and lease states notice of 2  months, what do we do? Many thanks

They are legally responsible for the rent for the remaining 3/4 months.You can agree to release them from the contract when a replacement tenant moves in,You can also expect them to cover all your expenses involved in reletting,such as advertising.If they refuse to pay up,you would certainly be able to keep the deposit.That said,you may end up having to decide whether to pursue through small claims,or put it down to experience.
