Major dispute with agent - please help/advice

Hi everyone, I'm new here and have turned to you guys as I really don't know what to do and feel that my agent is being very obstructive.

Basically I have let my house, fully managed through an agent for 2 and a half years. We have just had the property returned to us and its in a terrible state - 10 well developed trees removed from the rear garden, concrete post removed form driveway, gates removed from driveway, kitchen work surfaces changed and cupboard doors painted (badly), tiles removed from kitchen walls and replaced with goodness knows what, house been smoked in. This is to name a few things.

After months of asking the agents for the details of the quarterly inspections they should have carried out it appears they were never done this frequently, and they only have evidence of 3 inspections, we were told that all others carried out were done on 'internal paperwork' and we wouldn't have access to them. When we asked for the dates they were carried out it appeared that there was at one point at least 9 months when an inspection wasn't carried out. They also told us that they have changed the frequency of their inspections due to tenants complaining. We were never informed of this. Can they just change it without our approval?

I should point out that the tenant worked for my father in law and at the beginning of the agreement he asked if he could decorate which we informed both him and the agency that he could but we'd want it returned to the original condition. The agents now say that whenever they questioned him about the many alterations he has done he told them that we had said he could. In fact we knew nothing of them. I feel let down by the agency for not contacting us at any time to inform us of these changes and by apparently not doing the inspections.

from m experience the "Agent's"
only interested in his cut - not interested in Your Property...still looking into how to deal with rogue agent's myself,,,ALL see to be complete and utter B"tards...

I have also had this problem but in my case the rogue agents keep buying new companies and transferring liability.  They also do not check on the tenants at all and the ones placed in my home had mental health issues, no gas safety checks or inspections were carried out ( luckily ) to cover myself I used to arrange the safety inspection the British gas.  But the tenants were left in dire conditions and their vulnerability abused by asking them to pay their money direct to them and they would be rehoused as it was a 6 month tenancy
