Selling a Hmo.

I have a HMO in Hull.There are 5 tenants.I am 65 years old and not in the best of health.I suffer from COPD.The whole thing has become to much for me.All the problems,picking up the rent,sorting out squabbles,etc.They are all paying every week,none of them have agreements.The whole thing is done on a week by week basis.None of them have ever asked for agreements.QUESTION; How hard would it be to evict them all and sell the house.They all know I have problems. Would it just be a case of giving them one months notice and say forget the rent for that month,or is it a court job? If anyone could let me know it would be very welcome.

Personally.

1. Dont evict them, there may be a buyer out there as it is.
2. If there isn't then evict them, by just giving them a months notice. Again, dont let them off the rent, but agree to give them back 4 x weekly rent when they leave if the property is in reasonable condition.
