Post Eviction Nightmares

Hi,

I have today evicted a women of 72 and her daugther of 36, for non payment of rent.  They have not paid 5 months of rent and thus I evicted them (legally).  They have not taken much of their possession.  Where do I stand with these items..........can I skip the lot or sell some of the stuff???  Or do I have to allow the tenants to collect the stuff?

Can I say to the tenants "When you clear the arrears I will allow you access to collect your possessions".............this seems fair to me!!!

Any advice would be appreciated!!

Hi Mods,

I don't know a lot about dealing with bad tenants - I've been quite lucky so far (touch wood. I do know of one guy who can help you with great advice etc though - http://www.landlordaction.co.uk/debtrecovery.htm

I met him at the London property show, he is really nice and friendly.

To avoid non paying tenants I use a scheme called rent on time that I found at www.smartlandlord.com it guarantees your rent payment no matter what day you want it on irrespective of whether the tenant has paid or not and they will deal with the whole legals in case of problems - you don't need to get involved at all.
