Please has anybody used and can recommend a Tenancy Guarantor Form.  Secondly the proposed Tenants Guarantor lives too many miles away to sign the paperwork.  Do I insist that he (The Guarantor) goes to a local Solicitors to get it signed, witnessed and verified (with a copy of the AST) but not to date anything until the date  when the Tenant signs all paperwork?  I have actioned the NLA to carry out full credit checks on the Guarantor and Tenant respectively.
Help please!

I wrote my own form. You could do the same, or you could ask a Solicitor. You should insist on it being cast-iron, yes. You should be aware of how long the person is Guarantor for... the initial fixed term or as long as they are in residence? I would want to eyeball the Guarantor - or the game is not on. It's intended to be a Deed. It should be witnessed. The Guarantor must get a chance to read the Tenancy Agreement (as yo say).

Why risk it? Their complications aren't for you to sort out. Is the tail wagging the dog?

I never feel comfortable when a Guarantor is required. I have one Tenant right now where I have a Guarantor for them (CCJ reasons) but I had strong second thoughts about just saying "no" and doing more viewings (in the end I got lazy).

Thank you for your advice and acknowledging my post.

Always be wary of advice from a forum
Do your own research

You don't need to force them to go to a solicitors office.
Although I guess in that case the solicitor might witness the Deed.
You need a Deed not a Guarantor  Form (ideally).

Do note Hippo comments though...is it really worth the risk?

Bets of luck.
