Hi all,
As the name suggests I am a new landlord and not a professional one. I rented my home out after falling into difficulty due to an illness which meant i was off sick and recieving sick pay, stupidly without any income protection (lesson learned!) and this meant i had to move in with my partner and rent my beloved home out.
I have the intention of going back in November when the tenancy agreement is up (this will be one year and 2 x 6 month agreements) as i am no longer ill, back at work and can afford to run my home again -  me and my partner did not want to move in so soon so now i am back on my feet I really want to get home so we can have a Ďnormalí relationship and also i cannot afford to put my mortgage onto a buy-to-let and did not really want to move out in the first place. Everything has been done correctly eg, tenancy deposit scheme, compliant tenancy agreements etc.
The issue is upon returning home, as i said i am not a professional landlord and as my mortgage is quite high (i am quite young and did not have the affordability to get my ex-partner off the mortgage and could not get another fixed rate for this reason) I havenít been turning a Ďprofití after paying tax on the rent and have probably just broken even after paying the mortgage and tax i am worried about the cost of getting my home back to the standard it was. The tenants have not been a huge problem and always paid on time etc until recently when they caused such a commotion a neighbour had to call the police and there was some damage done to a door (which is all i know about so far!). They have also made other big changes such as putting holes into walls where there is wallpaper hung and other holes in different rooms, wallpapering other walls, taking down and throwing away blinds and replacing them and also taking up grass in one of the gardens and laying stones.
They have done positive things too such as cleaning the patio, putting up plastic bathroom panels however should this be taken into consideration when deciding what to do with the deposit as these are things they have chosen to do and didnít necessarily need doing?
My question is, although it is no fault of there own i am not a professional landlord and do not have the funds to simply re-wallpaper and redecorate etc am I able to take this out of their deposit or because it is cosmetic do i need to foot the bill myself? I am really confused and quite overwhelmed at the thought of having to re do it all myself but if it is something i have to just take on the chin I would rather start to try and save now to redo it all. Any help would be much appreciated.

Simple premise...

A Tenant should return a property at the end of a tenancy in the same condition as it was at the beginning of the tenancy, minus any fair wear and tear... this means any unapproved changes (including redecoration) should be put back... however, that is going to be a challenging discussion... and you are banking (it seems) on your Tenants leaving quietly at the end of this current tenancy... they may not, when they're told of your expectations, they may be upset... especially as some of the things they've done, on the face of it at least, seem to be things someone would do if they think they're staying there long-term.

First things first, I think... feel confident you're going to get your property back when you expect. Then worry about this other stuff (which in the grand scheme of things is considered "noise level").

Thatís helpful, thank you. What do you think an appropriate time to inform them the tenancy will not be renewed will be? I was planning on telling them at the end of this month and want to avoid any potential conflict if possible

It could be hard to find a new place... so as much time as possible... the balance you need to strike is allowing them the flexibility (maybe) to leave early if they find something earlier... against the risk of them leaving [much] later if they find nothing by November. Let us know how it goes down...

Bear in mind that you'll need to serve a valid Section 21, otherwise they'll be under no obligation to go anywhere.
