Tenancy change

Hi
I'm a first time landlord with a good tenant who's 6 monthly AST is coming to and end.
I read in the 'New landlords hand book'  that if both parties wish to carry on then I don't need to
do anything at all and it just flips over to a periodic tenancy.
I'd really just like confirmation that is correct and is it common etiquette to send a letter or email
stating that it has now entered into a periodic tenancy?

Yes,this is fully accurate.It is entirely up to you if you wish to send a message to that effect to the tenant,but it is not a legal necessity.

Don't forget to make sure the deposit either remains protected continuously, or re-protect it and reserve the prescribed information. Also the How to Rent booklet.

Since 'rolling over' from an AST into a Statutory Periodic Tenancy actually creates a new tenancy, don't you have to reissue the Prescribed Information (i.e. deposit protection info, etc) to the tenant again?

I think I recall reading that some LLs forget to do this and then can't issue a valid Section 21 at a later date.

And more importantly it leaves them open to an incorrect PI claim from the tenant.
