Hi, is it a good idea to have 12 month lease on a property?
The general opinion is that it's best to go for as short a term as possible so that you've got the option of a Section 21 if your tenants turn out to be unsuitable, and then let it roll over into a statutory periodic tenancy. As a landlord you don't gain much by going for a 12 month instead of a 6 month term. Arguably it might be more attractive to prospective tenants but I'm not sure it makes a significant difference.
What will happen when/if the Section 21 is abolished remains to be seen.
