Tenancy agreement

My tenant is the only named person on the lease, however I found out he moved his pregnant girlfriend into the property a few months ago, and since their baby has been born. He wants to extend his lease for another 12 months. I first told my letting agents his partner would need to be credit checked & put onto the tenancy agreement. He has said there is no benefit to me to do this as if he should default or if they split up & leaves my property she has no legal right to be there and she can legally be asked to leave. Can anyone advise which is the best course of action to take, many thanks Olwyn

HI I'd join the NLA or the Landlords Guild for advice if I was you as they're very helpful.

You can't force someone to agree a new tenancy if they don't want to. You choices are leave things as they are on a SPT, agrees to his proposal of a fixed term with him as tenant only, or serve notice and then go to court for eviction.

Really it all comes down to how you feel about him as a tenant.If the place is big enough for an extra adult and the baby, the rent is being paid and placed kept in good order,I would follow your agents advice. He should have told you about the changes,but that does not automatically make him a bad person/tenant.
