Help! I had a tenant on a short term lease and agreed verbally to managing estate agents that she could renew for a year, however as mortgage for property was surveyed structural issues came to light with house don't feel able to renew lease. Letter had been sent to tenant to renew but not returned signed to estate agent. Tenant wants to renew I don't due to new issues beyond my control and only just come to light. Can I refuse to renew at this stage or not in law? Any ideas?

If you haven't signed it, or signed an agreement to let the Agent sign on your behalf, you should be okay.

You would be better talking to  the tenant and agent.
