tenancy agreemant adjustments ,what can i do?

Hi
So i have downloaded the full tenancy agreement pack from this site.
So I have the tenancy agreement, but its unfurnished / no pets one.
We are happy to take pets with prior agreement, do i just adjust that sentence to reflect that?
We are leaving some furniture by agreement with tenant- so do I just NOT  list that on the inventory? ( so we are not liable to replace)
Also can we specify Non-Smokers ( not a problem for this tenant as we know them but for the future.

Answers maybe simple but I am not used to dealing in the legal stuff, thought I d ask those with more experience of this.

If you know the pets, i.e. Smokey the dog and Derek the Terrapin, then specifically list them - no others are allowed.

List everything on the Inventory and Schedule of Condition but draw attention to the fact that the specific item does't fall under your repairing obligations. Gotta love Landlords who leave their old tat for Tenants.

Smokers.  Blimey cant stand their smell.

I have a clause in my contract which suggests they *and their visitors* are not allowed to smoke inside.  I have a hunch that if a non smoker started smoking after moving in, and they wanted to go legal, you might have a job stopping them (Human Rights laws etc).

Landlords... who'd be one :-)
