What form required for a business tenancy.

I have been approached by a sports massage person who is interested in renting our vacant residential property. It will be non-residential and I am inclined to accept, notwithstanding that our local authority agrees and allows it.
If feasible, what tenancy form would be required?

What do you know about this person? For obvious reasons,you need to know their background and the type of services provided.You also need to check with your insurance provider,and mortgage lender if applicable.Commercial leases are usually for longer periods,and you would be committing yourself to an arrangement you may want to get out of.Do they intend living there as well as conducting their business?

I am aware of all the points you allude to and have already taken them into consideration.
If you are able to give me advice on what form is required I would be very grateful.

I have just Googled this,and there are many different types of commercial lease,depending on the circumstances.If you go onto the Law Society website they have a number of them that can be downloaded,covering  periods of up to 10 years,with one rent review.It will make a difference if the tenant is also going to live there.Personally,I would not be happy trying to do a commercial let without engaging a solicitor. I visited the Law Society site, and for £39 downloaded the necessary.

HEAVYKARMA, I thought of your remark concerning solicitors and contacted one to cast his eye over the agreement. In his opinion, he thought it covered all salient points and seemed happy that everything was covered.
