New EPC legislation

Not that I know much about this but one of my properties is a ground floor studio which I had built in 2005. The EPC needs renewing in Dec 22 and it's was rated 'D61' with potential to be 'C75' which under the new rules would make it pass. I spoke to an electrician today who's working on the neighbours house and he said just change the light bulbs to LED low voltage and that should be enough. Surely it can't be that easy???? Other than that I could change the boiler which I'm reluctant to do as it's been so reliable since it was installed when the property was built

I don't see that you need to do anything at all?

The year 2025 is mentioned in there, right? And 2028.

Anyway, LED bulbs is the way to go... also it's just common sense to do that anyway.

I'm just thinking do it soon and get it out the way as there is only 12 months left on my current EPC.

I guess you're right no point worrying just yet. Did have LED bulbs in the place a few years ago but tenants just take them out complaining they were not bright enough

Surely you've had at least a few tenants over the years who were not bright enough? :)
