I have been letting my first property for coming up to a year now.  My tenants wish to remain in the house after the end of their 2nd 6 month AST in mid June.  They have (so far!) been good tenants and I am happy for them to remain and have told them verbally that the tenancy will become a Statutory Periodic Tenancy after the AST expires.  I have just amended the Deposit Protection on My Deposits to reflect this and I have copies of the new Certificate for us to both sign and keep.

Is there anywhere I can find a  recommended form of words to put in writing to them to confirm that after the expiry of the current AST, their tenancy will continue on an SPT basis?  I take it that the terms of the AST will apply, other than the fact that there is no fixed term?  Finally, are there things NOT to say, as well as those I should say!
Any assistance/advice/suggestions will be welcomed

Nothing to do, say or write down it's all set out in statute that that's what happens when a fixed term tenancy ends.

You need to give 2 months notice to terminate and the T needs to give one.

I only give a 6 month fixed then SPT with all my tenancies as it gives me more control.
