I've just come across some information that has worried me somewhat.

Now as this is still all a learning curve bare with me.

Now when a tenant moves in and you secure it within the DPS I just assumed that its protected till they moved out.
Doing some reading I have found out that you need to tell them at the end of tenancy that it has either turned into a periodic or they have signed another tenancy.

Now my situation is. The tenant moved in in Sept 2014.. Deposit was protected within 30 days.
Now in Sept 2015 they signed another AST for another year taking them up to Sept 2016.

I have just logged onto the DPS and it still says that the deposit is ACTIVE.

Its the custodial scheme.

Advice please for a confused landlord.
So sorry if this sounds really amateur, as I said i am learning but the hard way so it seems.

It will be active if no-one took steps to release it.

So what should I do about it.
I have had a look and there is nothing to click on to say its periodic or a new tenancy.

Pretty sure what your saying only applies to the insured scheme.

so in that case am I right to do nothing with it and let it sit there until they move out??

I dont need to change it in any way since they moved in?

Never used custodial but with insured you have to let them know what's happening at the end of the first fixed period.

The deposit is covered until either the tenant moves out or someone moves in with them regardless of the initial timescale inputted. I has this confirmed by DPS late last year when my tenant was coming to the end of his AST.

fhew thats good to know. I was worried I had missed something as the AST had been renewed. thanks for your comments
