My tennants ordered a joiner to board up a window (which was broken) for them at 4am in the morning without contacting anyone. who pays for the joiner as i have been sent the bill? and infact the window?

you pay.  and maybe be grateful you did not get a call at 4am to sort out the problem yourself.  You will want to establish if the damage was done by the tenants.  In whihc case you can claim it from the damages deposit when the tenant quits the tenancy.

Hi thanks for your reply, at the moment the tenants owe me nearly £2000 so the deposit is nearly worthless in comparison. The police were at the scene and said there was no evidence that the tenants did the damage. So it is word against word. My insurance will pay but it is such a head ache as I just seem to pay money out constantly for the tenants to live for free?! I do pay an estate agent to manage the property but somehow seem to be doing all the chasing and hard work myself.
