Vacant property inspection.

Hi All

My rented flat AST contract  now about to complete  ,have served S21already...my contract is with Agency ...my worry is what happen if tenant leaves the flat horrible and Agency does not do anything !!!

Does join inspection with along with Agency after tenant vacant the property (finger cross) will be enough to claim money with Agency/Landlord?  or do I  need independent person to inspect the property?   I have pics and video of flat when given to Agency..

Not sure what to do here,  Do someone know if such service available which do the inspection and give report which stand in court in case we have to go for money claim through court?

If your tenant is a letting agency, your notice may be invalid (and it won't be a section 21 notice).

There are lots of people who do inspections of rental property.

I am not clear,are you ending your contract with the agency,or trying to serve notice on the person who is living there? They are two separate matters.Only the agency can serve notice on the person living there,and even then they may refuse to leave.

Notice given by me since my name is on contract.... but real question is what is the best method to do contract ending property check ?

Do we have to do formal inspection with third party ?
or Joint inspection along with Agency will be  valid for future damage claim ?

I have contract with Agency  and Agency has contract with current tenant but agency put my name as landlord.  So,  tenant is managed by Agency who get paid by tenant  X & Agency gives as  X - Delta....   Does this help?

You are the landlord of the flat,the agent is only managing it for you.They did the right thing in putting your name on the AST, which is a contract between you and the person living there.The contract you have with the agent is a different matter.It is about you paying them to act on your behalf.
If you wish to be present at the inspection you can inform them of that. If the flat is left dirty or damaged you can claim the costs from the deposit. If the tenant disputes that claim,the decision will be made by the deposit protection service you or your agent used.Why have you served notice out of interest?

Sorry for late reply but was away due to some other priority.  this tenant and Agency both giving hard time they only speak lies  , not payment since last 2 month contract is about to end so i want property back and that's the reason i served S21

Yesterday tenant and Agency called that not tenant need one more month to vacant , same story since last 6 months.. Last month tenant gave written confirmation that they will vacant the property and now new story before week of contract end date.  I understood  from tenant that council asked not to vacant until court order so i am willing to go Accelerated possession of property, enough if enough for me now.   Council are really nasty with landlords i read this in several cases that council encourage tenants to behave like bad tenant... I am done with this tenant  now...

Check that your notice is valid - section 21 notices are notoriously difficult to get right.
There's a good checklist on the nearly legal website.

Remind your agent that they work for you not the tenant.

Thanks .. I just followed the checklist of nearlylegal and I have done right thing so its positive.  BTW  I have posted separate topic for Accelerated possession.. Do you where can I find the guide note for it as I am sure  I need to go for that route.
