Hi folks
Relatively new to the landlord life.
Query is that we have recently let our property to a couple.
Lease was drawn up in one name only with the partner named as other inhabitant. Couple have been in the property less than a month and now they want the name changed on the lease to the other partner only.
No reason for request but can only imagine this will mean returning deposit and then taking another in the different name.
Any advice welcome, thanks in advance.

For a start, you are under no legal obligation to do this.I would simply tell them it is not possible. It seems a strange request. If you paid an agent or solicitor to draw up the documents, you could tell them they will be liable for new legal fees/admin charges, and you will probably hear no more.It is not a good start,so brace yourself for possible problems ahead.

Thanks for the advice Heavy Karma.
They've only been in the property 3 weeks and I also thought it strange.
Will see how things go but won't be changing the lease.

Allybops

My guess would be that they want the name change so they can claim housing benefit.

They're both employed, got good references, payslips, etc.

Maybe, but what Allybops is surmising is that this could be a precursor to something you're unaware of. You do not appear to have asked them why. Why?
